1998′s Gas Safety (Installations and Use regulation) place both implicit and explicit demands on modern landlords, which are designed to safeguard tenants against accidents involving gas in their home. These regulation have long been police by the Gas Safe Register organisation (colloquially known as CORGI).

Similar statutes exist relating to electrical safety in rented accommodation. Landlords must maintain all electric systems within a house, however the legislation is less one-size-fits-all than the CORGI regulation set.

This blog outlines why it is important for landlords to follow the gas and electric legislation rules and what the repercussions can be for those who don’t.

WHY SHOULD LANDLORDS COMPLETE AN ELECTRICAL INSPECTION?

There are a couple of significant Acts of Parliament that impose a duty on letters, regarding the safety of utility equipment.

The first, The Consumer Protection Act of 1987 affects anyone who rents property, under the definition of “supplier”. There are a number of item of sub-legislation, that branch of from this act; appyling to plugs, voltage and peripheral upkeep.
